How to apply for the scheme

Contact us to discuss your property and how suitable it is for the private sector leasing scheme. After an initial consultation, a negotiator will visit your property and set a competitive rental value based on size and location of the property as well as local rent levels. At this point they may also advise you of any works needed to bring the property into line with our general property standards.

When all documents required have been provided to us, a contract will be drawn up including the term and agreed rent level. Once the contract is signed you will start receiving rent within three weeks, even if the property is vacant.

The council or university will then manage the property for the duration of the lease. All  tenant issues and minor internal repairs will be dealt with by us, leaving you with no hassle or cost. At the end of the lease your property will be returned in  good condition.

Documents required for your application

Proof of ownership (the latest official copy of Land Registry obtainable from Land Registry’s website or legal transfer note)

  • Original head lease details (where applicable a full photocopy if required)
  • Central lender consent (where a mortgage exists, consent from the central lender is necessary unless a buy-to-let mortgage has been granted. Central lender name is definitely required for insertion into the lease)
  • Freeholder and Managing Agent consent (where applicable. Where a Head Lease conveys this consent, a copy of same, as above, will suffice)
  • Evidence of buildings insurance (a photocopy of the current policy document)
  • Asbestos status of building (formal report or written confirmation from freeholders as to safe condition)
  • Top copy of current Gas Safety Certificate is required (issued by a gas safe registered gas contractor) and annual gas boiler service report.
  • Top copy of current Electrical Safety Certificate issued recently by an affiliated member of ECA or NICEIC to cover the life of the lease
  • A current Electrical Periodic Inspection Report
  • A Minor Domestic Electrical Installation Works Certificate (where required)
  • Portable electrical equipment must be PAT tested
  • Energy Performance Certificate (Legal requirement since 2008 )
  • HM Revenue Customs Charity Assets & Residence Reference Number (CAR) if landlord resides abroad (obtainable from HM Revenue and Customs)
  • Door entry phone contract (where applicable photocopy required)
  • Fire alarm maintenance contract (where applicable photocopy required)
  • Fire log book (where lodged if applicable)
  • Security alarm (where applicable copy of maintenance contract and code details)
  • Lift maintenance contract (where applicable photocopy required)
  • Code of standards given to tenants
  • HMO licence if applicable
  • Non-HMO licensed linked smoke detectors fitted
  • Maintenance record for interlinked smoke detectors (must be checked and a maintenance record provided and annually)

Before the start of the contract, owners should nominate and supply contact details for emergency cover when they are not available.
