The tenancy agreement is an important, legally binding document, so please read through it and make sure you understand it. It sets out your responsibilities and those of the university. Contact us if you have any questions about it.
You are responsible for:
- rent being paid on time
- setting up utility accounts and paying all utility bills
- not smoking in the house or allowing guests to smoke
- not damaging anything in the house, or allowing other people to
- not bringing your own furniture into the house
- not sub-letting (only those with a tenancy agreement are allowed to live in the house)
- not keeping pets in the house
- reporting repairs to the accommodation office
- keeping fire escape routes clear – for example not keeping bikes in the hallway
- the behaviour and conduct of any friends who visit the house inside and out.
We are responsible for:
- making sure repairs are carried out
- giving you notice of at least 48 hours for planned maintenance
- visiting the property regularly during your tenancy on behalf of the owner.
Please note that in an emergency we may need to gain access without notice.
When does the tenancy agreement become binding?
New students
If you are a new student who has been allocated a room as part of the online application process, the agreement between you and the university becomes binding when you have:
- ticked the box on the university’s accommodation application website confirming that you have read and agree to the terms and conditions; and
- clicked the Accept button on accommodation application website confirming that you accept the university’s offer of accommodation; and
- paid the first instalment of rent as stated in the offer.; and
- received a printed or emailed confirmation from the university.
If you have signed a paper contract, the agreement between you and the university becomes binding when you have signed it and it has been counter-signed and dated by the university.
Returning students
For returning students, the agreement between the university and the student becomes legally binding once you have:
- signed the tenancy agreement confirming that you accept it; and
- received a printed or emailed confirmation from the university.
Right to cancel
If you change your mind, you have the right to cancel the contract by notifying the university in writing within seven working days of the contract becoming binding. You cannot cancel once you have moved into the room.
Terminating your tenancy agreement contract
The tenancy agreement commits you to paying rent for the duration of your contract.
The agreement expires on the stated end date. You do not need to give separate notice, and you have no right to remain in the room after that date.
In certain circumstances, however, it may be possible to break the tenancy agreement provided that this has been agreed with the university.
If you decide to leave your accommodation, you will still be liable for rent until another student takes up your room. If you do leave your unihome you will be charged a £50 cancellation fee.
